- Market Analysis – comparable sales by property type and geographic area
- Investment Analysis – cash flow, return on investment and cap rate analysis to determine what an investor would pay for a property
- User Analysis – lease vs. buy scenario to determine what a user would pay for a property
- Value Enhancement Analysis – what strategies could be implemented to increase value before sale (i.e. improvements, deferred maintenance, entitlements, curb appeal)
Investments
- Determine and assess client goals - capital appreciation or cash flow
- Return on investment objectives
- Leverage analysis and financing options
- Risk analysis (i.e. market timing, demand, interest rates, vacancy, deferred maintenance)
Buyer/User Representation
- Analyze client’s business to determine suitable property type and size (taking into consideration: amenities, property features, location, etc.)
- Lease vs. Buy analysis to understand financial obligations (before and after tax) under each scenario
