We develop a project operating budget to project annual cash flows, income and expenses and, if appropriate, a common area expense reimbursement budget. Tenants are billed on a monthly basis for rent and CAMs. All vendors’ invoices are paid promptly after an inspection of services rendered. Owners are provided with monthly financial reports outlining the property operations.
Our role as property manager is to ensure that all lease provisions are strictly enforced, coordinate tenant move-ins/move-outs, visit tenants regularly and expedite service requests. Regular meetings are held with the owner to review the financial and physical status of the building, discuss management issues and make recommendations including insurance placement, service proposals and more.
We conduct regular on-site inspections of the property to ensure routine maintenance and repairs are completed and minimize deferred maintenance. We prepare specifications for contract services, obtain competitive bids and negotiate final contracts on behalf of the owner.
We coordinate professional services such as architects, space planners, engineers and contractors and obtain competitive bids for evaluation. We assist in preparation of plans and specifications and solicit bids on a competitive basis from qualified contractors. Subsequently, construction contracts are negotiated, contractor proof of insurance is verified and documented. We oversee the construction process and inspect all completed work prior to payment. 
We reduce our clients' risk to environmental and/or ADA litigation by facilitating an analysis of such risk and providing recommendations to limit exposure.
Our leasing expertise and network of existing tenant relationships helps to retain existing tenants upon renewal and to get vacancies filled quickly. When appropriate, we strive to work with the brokerage community to assist in filling vacancies. Our leasing services include conducting a market analysis to obtain competitive lease rates, negotiating leases on behalf of the ownership and conducting tenant credit evaluations. 
Our ongoing role is to maximize ownership yield by providing recommendations on site selection, acquisition, property repositioning, renovation, refinancing, and final disposition.
We provide added value to our clients by continually analyzing an asset for opportunity. Adding value to a property may include change of use, renovation, redevelopment, or initiating and processing entitlements to include subdivision and/or condominium conversion.
